Lounge Terrace, Balconies and Port Views
With a private lounge terrace just off the kitchen and a large terrace with great port views off the lounge, this is a great place to enjoy Nice and its 300 days of sunshine. Coupled with all mod cons, this quiet apartment between the port and the Old Town is hard to beat.

It is on the first floor of a well-maintained building with a lift, just set back off the road. The building is accessed by a flight of some 15 stairs. The street itself, Rue Forester, forms part of the pleasant and quirky antique quarter.

On entering the apartment, there is a hallway leading to the kitchen and lounge terrace to the right and the two bedrooms, bathroom, separate WC, and living area to the left.

The living and dining area is light and airy with floor-to-ceiling windows with a view to the port. It consists of a large dining table with six chairs, a TV console unit, and a large corner sofa. All complimented by the marble floors, curtains and other soft furnishings, a reading lamp and canvasses, framed prints, and ornaments.

The living area leads out onto a East-facing terrace. This is perfect for breakfast whilst overlooking the port.

The main bedroom to the left of the living area also overlooks the port and has its own small balcony. It hosts a king-size bed with a great mattress, two bedside tables with elegant table lamps, and two small sets of drawers. There is a large wardrobe to the left. Stylish artwork, cushions, and a large rug complete the look. Floor-to-ceiling windows give you the port views and ample light in the day. There are shutters and curtains to close out the light at night.

The second bedroom at the back hosts three single beds: a bunk bed and a single. There are built-in wardrobes, a reading light, artwork, and a rug. Large patio windows lead onto the garden terrace. Again, there are curtains and shutters to block out the light at night.

The large bathroom has been recently renovated. It is fully tiled, with a walk-in shower and a sink with large mirror. There is storage and a full-length mirror and a towel rail. The WC is found in a separate room a few steps away.

(cont'd) The bespoke fitted kitchen has granite work tops and an abundance of light grey contemporary units, containing all the necessary utensils to cook and entertain. There is an electric oven, an electric hob, a dishwasher, a microwave, large fridge freezer, washing machine, and an extractor hood. The kitchen units are complimented by the original floor and the large patio windows which lead out onto the garden terrace.

The garden terrace is a great use of space at the back of the building. It consists of a two-seater cushioned wicker sofa, two cushioned wicker armchairs, and a coffee table, Protected on one side by the walls of the Château and the apartment on the other, all you can hear is the twittering of birds. It's a peaceful oasis of calm and a lovely place to unwind or enjoy champagne or cocktails before a night on the town.

The apartment is on Rue Foresta, one street back from the entrance and one street back from Quai Lunel, the main street of the port. There are fabulous restaurants on your doorstep and a good bakery is nearby. It is just a few minutes stroll to the Old Town. The bus station is a 10-minute walk. The train station is 30 minutes away. Should you wish to bring a car, there is parking available on the port.
