The historians among you may be interested to know that the courtyard the balcony looks onto used to be the back garden of Napoleon himself when he lived in Nice in 1793.
This is an area of Nice that has really developed with the introduction of the tram and has a new vibrant feel. For locals, it has become the trendy place to be with lots of great bars, cafés and restaurants.
Within minutes of the apartment you can enjoy all the restaurants, shops and markets the Old Town has to offer. Take a stroll down to the newly revamped Place Garibaldi for a lunch in the sun, or a wander down to the Port for an evening aperitif.
The Promenade, beach and Place Massena are all within 10 minutes walk too. The closest tram stop is 30 seconds away and will take you up to the train station in less than 10 minutes.

The simple and soothing colour scheme of crisp white and sky blue is injected with subtle touches of red and masses of natural light streaming through the two double windows. There is also plenty of soft lighting for a relaxing night in.
The bespoke two-seater sofa and two separate armchairs are both luxurious and snug - a tempting invitation for a late-afternoon siesta. There is a 32 inch smart TV with DVD player, white wood coffee table and display cabinets. There is also air-conditioning.
The TV is equipped with Smart functions so any guest wanting to access and use their own Netflix account are able to do so.The kitchen and dining area are joined to the living room in modern open-plan style. The large glass dining table with leather chairs to seat four, provides the main focus for this area and is a great place for planning the day’s tactics.
The kitchen is thoughtfully designed and well equipped. Clean white lacquered cupboards hide an array of appliances including a washing machine, full size fridge freezer, microwave, oven and four-ring ceramic hob.
Down the hallway to the back of the apartment, you will find the two reasonably sized and tastefully finished bedrooms. Both of these bedrooms have access onto a small balcony looking out over a quiet courtyard with a view onto the hills of Nice. There are two tables that seat a total of four.
The first of these bedrooms holds a king sized bed with bedside tables and reading lamps either side. The classic white and marine blue wallpaper is offset with perky mustard curtains and cushions.
There is also a double full-length mirrored wardrobe, vanity corner and air-conditioning.
The second bedroom holds two single beds and is decorated in calming pastel tones of blue and green. There are bedside tables with reading lamps either side, a vanity corner and a full-length mirrored wardrobe. There is also air-conditioning.
The fresh white bathroom holds a large shower with heated towel rail and vanity unit. There is a separate toilet next door.
