Floor/Building
1st floor in a modern building. There is a small 3-person lift. Although the stairs are not steep, and there are only 13 steps to reach the apartment.
The building benefits from a large communal garden, Les Jardins de Capitole, which is encased by the U shape building, and is accessible to residents with benches, greenery and a little pond. This garden area leads directly onto the Promenade des Anglais.

Neighbourhood
Rue Saint Phillippe is ever so slightly out of the main tourist hub, but still very central, and most importantly, next to the beach and Promenade des Anglais. If you choose to stay at Beach Garden, you can be laid out on a towel on the beach with a book in hand within a few minutes of leaving the building. It is a five minute walk to the Pedestrian Zone, and a twenty minute walk to the Old Town. There are plenty of shops and restaurants around, but in a more residential area of town with fewer tourists. There is a supermarket on the same street, and all the amenities on Boulevard Gambetta, just a few minutes away on foot.
Living Area
The living room is open plan with the kitchen and has been tastefully finished in a neutral colour scheme. There is a sofa to comfortably seat four, TV with English news channels and access onto the terrace.
Kitchen
The kitchen is modern and well equipped. There is a table and chairs to seat four, dishwasher, three-ring hob, full size fridge and freezer. The washing machine is located in one of bathrooms.
Bedrooms
The first bedroom in Beach Garden is large and light with a king size bed and plenty of storage. There is also access onto the balcony and air conditioning.
The second bedroom is smaller in size and has a double bed, storage in this space is more limited and there is not an individual a/c unit although the living room unit works to cool this room.
Bathroom
There are two bathrooms in this apartment. Both next to each other. Both have a walk in shower, toilet, sink, vanity unit and mirror.
